How do I realize any gains on my investment in a second home?

Unfortunately, with the exception of tax benefits, such as mortgage interest deductions, the only income you can make is long-term capital appreciation if home prices increase and outpace inflation during the period of ownership. You can realize a gain only if you sell it for more than what you originally paid, minus interest and other fees.
