What are some benefits of investing in multi-family apartments?

One benefit of investing in multi-family apartments is better cash flow than a single-family house, especially if the apartment has a good occupancy rate, and was originally purchased at a favorable price. Apartments may have other hidden values that come not necessarily by way of appreciation, but may come by increasing income (rents), renovating, and rezoning (for example, converting the property to condominiums). If the investor buys a poorly managed complex and turns the business around, he may be able to earn more income and increase the value of his property over time.
