Perhaps all the recent comparable houses sold for $30,000 more than the offer price of your target house. Knowing for what price comps have sold may indicate that you are getting a very good deal. It could also indicate that real estate prices in this area have fallen precipitously, and perhaps the price may go even lower. You may reconsider buying or investing in the area, since home prices are not appreciating.
