How can we use this knowledge to negotiate a better price?

You can find out what is deficient about your target house, compared with the “comps,” and tell the seller and your realtor when you make your offer. You might say, “We are offering $5,000 less because all of the comps had central air conditioning and this one doesn’t.” If the sellers are motivated to sell, they may take your offer, and knock the price down. Comps are usually provided by each client’s realtor.
