Why are the dwelling coverage limits tricky?

The dwelling coverage limits, or computing the replacement value, may be a problem if your house either goes up in value, or declines in value, from the time that you agreed on your policy. If your home has gone up in value, or appreciated, you may not have enough coverage to replace your house. If your home declines in value, or depreciated, you may be paying for too much coverage.
